The objective of this research was to analyze the evolution of the average housing price in Mexico between 2020 and 2024 and its relationship with mortgage financing conditions. It uses data from the real estate market and the main lending institutions for its analysis. Based on this information, a projection model is developed to estimate housing prices and financing capacity for 2025 and 2026. A mortgage accessibility index is incorporated, which relates housing prices to the amount that can be financed through credit. The results indicate a constant increase in housing values during the analyzed period. A tightening of financing conditions is also observed. This situation reduces housing accessibility for salaried households. The report concludes by presenting relevant implications for housing policy and the country's financial system.
